While it’s not even technically spring yet, you don’t want to miss out on what is shaping up to be one of the hottest (hot = fast-selling) seasons we’ve seen in a long time, so if you’re a new real estate agent in Dallas or Fort Worth or wherever, it’s time to learn how to get listings.
We’re getting reports from our agents that they are again seeing multiple offers and clients miss out on houses because they’re already sold. That’s good news for sellers and sellers’ agents.
Don’t be Seller-Shy
If you’re an experienced agent who survived the housing crash, you might have become a little seller-shy, meaning, you decided that working with sellers was too financially (and emotionally) draining. During the downturn, houses languished on the market as home-owners could not sell for what they wanted or needed. Unfortunately, if homes don’t sell, real estate agents don’t get paid.
Thankfully, it seems those days are behind us. So, one of the most important things you can do for yourself as a real estate agent is get yourself a listing or two (or three or ten!). Having a listing will mean you have a client who is contractually bound to work with just you (unlike buyers, who can sometimes be disloyal). Listings, if you work them right, have the potential to bring you many new buyers, as well as referrals from your happy sellers.
How to get listings – Expireds and FSBOs
Here is a terrific and unique idea on how to get listings. Drive by and take pictures of homes that are Expired or For Sale by Owner . Use a smartphone app, like Instagram or Snapseed (available on both iPhone and Android) to dress it up. Then, use an app like Postagram to send a physical, personalized card to the home owner with the remark, “I’ll market your home like a work of art!” (It’s only $1.99/card and your first 5 are free!)

I saw this tip in a webinar on how to get listings (here’s an article) and I thought it was a great way for real estate agents to demonstrate to home owners that they see the home in a unique and special way – and who doesn’t want to feel special?
Now, the key is, make sure you answer your phone when it rings and make sure you follow up with top-notch service or the positive effect will quickly wear off.
